Come Visit Us Here (CVUH) Properties was formed to create opportunities for joint venture investments in real estate. The goal is to find underperforming commercial properties with a special focus on short-term vacation rentals (STR), to renovate and flip into cash flowing turn-key investments, giving our partners confidence, peace of mind and great returns.

The company has two main directors, Ms. Charlotte Clarke and Mr. Jeremy Cummings.  Charlotte is an engineer with experience managing technical construction projects in the mining and oil & gas industries. Jeremy is an award-winning realtor with a background managing bars and restaurants for the renowned Keg franchise. Ms. Clarke will oversee project renovations and manage the company’s corporate finances while Jeremy will be responsible for sales and property management services. Paul Van Elsberg will also lend his marketing expertise to round out the magnet team.

MEET THE TEAM

Charlotte Clarke

President & Manager Partner

Charlotte Clarke is a senior licensed engineer (PL Eng.) with a total of twenty years’ experience in the oil & gas and mining industries. Charlotte spent several years working as a regulatory consultant for large oil and gas companies such as CNOOC, Cenovus, Suncor, Talisman, KNOC (Kuwait National Oil Company), SCOP (State Company for Oilfield Projects Iraq) and Horizon Oil (AUS). She has an extensive measurement background specializing in the design and configuration of reporting systems for regulatory compliance, custody transfer specifications and emissions data management. Ms. Clarke will oversee project renovations and manage the company’s corporate finances.

Jeremy Cummings

Vice President & Manager Partner

Mr. Cummings is an award-winning realtor with over 15 years’ experience closing deals in the Newfoundland real estate markets. Jeremy also brings a wealth of restaurant management knowledge and will be the Director of Sales & Property Management Services.

Paul Van Elsberg

Marketing Manager

Mr. Van Elsberg is a self-employed photographer and graphic designer and owner of Paulparrazzi Photography & Design. Paul has a long history in the graphics industry and is a graduate of the George Brown design school in Toronto. His designs have been published in magazines such as Motorcycle Mojo and Western Standard. His years of work with artistic shoot design, magazine layout processes and image editing skills lend a unique style to his work.

CVUH Properties is dedicated to creating successful investment opportunities with a special focus on multi-unit vacation properties that support a short-term rental business model, are adaptable to green technology and represent the spirit of Newfoundland hospitality and culture.
Newfoundland’s outport communities offer specific and unique forms of hospitality and social richness. CVUH properties plan to utilize the island’s excellent musicians, artists, notable historical sites, and one-of-a-kind scenery to build a luxury, short term rental business.

Our vision manifests through three main goals:

Business Goals:

  • Purchase, renovate and hold a portfolio of no less than 5 (five) STR multi-unit vacation properties in the east coast market in next 5 years on 5-year exit strategy.
  • Purchase, renovate and hold a portfolio of no less than 2 (two) multi-unit rental properties in the next 5 years on 5-year exit strategy.
  • Purchase and hold land that supports large scale commercial development on 5–10-year exit strategy.

Strategic Goals:

  • Establish a relationship with local tour groups, theater companies and art/film studios.
  • Launch a marketing campaign to create customer base for corporate travel/events and local recreation groups to drive off season
    sales and in parallel establish a relationship with corporate booking agents for oil & gas, financial and governmental agencies to
    build that repeat customer base.
  • Acquire strata titled land for development of a boutique resort property.
  • Choose properties with opportunities for alternative revenue streams such as gift shops, event spaces and restaurants/pubs.

Tactical Goals:

  • Renovate and upgrade properties to align with new luxury brand.
  • Hire sales team; establish cross promotional goals and create marketing and advertising calendar.
  • Rebrand online and social media presence; hire social medial influencer to kick off rebranding.Support community programs that promote tourism and become member of local business chambers and industry groups.
    The idea behind the CVUH brand is “Wish You Were Here” a phrase synonymous with vintage picture postcards and 19th century travel culture. “Here” will form the basis of the brand. “Here” will not only signify the STR property’s physical locations; but will also be the backdrop for advertising and promotional materials. The concept is memorable without being “gimmicky” and flexible enough to be applied to multiple properties without being too generic.
